There are many supporting jobs we undertake like yard drainage problems, because we want satisfied customers and happy neighbourhoods.

Neighbours often walk by and review our teams working, then sometimes they stop and talk. In fact, on two consecutive days this summer, people approached us many, many times. First they brought quick questions, and we were glad to take a few seconds to answer. Further, a few asked if we could help them. Are cracks in house foundations common?

Cracks in poured concrete foundations are very common and are a natural result of the foundation settling. The concrete also tends to shrink slightly in the curing process. Most of the time minor cracks don’t present any problems but if the cracks get too large over time, they will allow water to penetrate your basement, and can be indicative of more serious structural problems.

Does every foundation crack leak?
No, but any crack that spans the entirety of your basement wall has the potential to leak. Even minor foundation cracks that don’t presently leak can leak in the future if they get worse. If a crack leaks once, it will certainly leak again in the future.
Are foundation cracks serious?
The good news is that most hairline cracks are not serious and can easily be repaired quickly and easily as long as they are only hairline cracks and don’t run horizontally or diagonally along your house foundation, or if the cracks are larger than 1/8″ or 3.175 millimetres. These are often a sign of structual issues that should be addressed immediately to prevent further damage and increase the total cost of the repairs.
What causes foundation cracks?

More often than not, there is no single factor that causes foundation cracks, but rather a combination of factors:

Movement or Settlement: all foundations settle or move over time as the earth below is compressed, shrinks or shifts. This is normal and the foundation usually settles uniformly as a whole. However if the settlement is uneven, it can cause serious cracks over time.

Soil Expansion: in certain areas, the soil contains more a high concentration of clay (also called absorptive clay) – this type of soil swells much more with moisture, and thus increases its volume significantly, causing enough pressure to cause the foundation to move or even crack.

Extreme Weather: very hot summers and extremely cold winters can cause larger than usual shifts in the ground. The cycles of very dry summers (where the ground shifts away from the foundation) coupled with unusually cold winters (where the ground freezes and expands) can put undue pressure on your house foundation. These repeated cycles of contraction and expansion can lead to cracks in your basement foundation.

Shrinkage During Curing: This happens early in the lifecycle of your home. If pourd concrete foundation dries too quicly, it can lead to small hairline cracks which coupled with the above factors can lead to larger cracks.

What if my basement is finished?
If you have drywall, wallpaper or panelling that you’re not eager to have removed, it’s often possible to have the foundation crack repaired from the outside.

SOLUTIONS

Can concrete foundations be repaired?
Yes they can! But before we start any repair, we have to know what caused the problem in the first place. Our expert estimators use state of the art thermal imaging systems that identify problematic areas that are invisible to the naked eye. We then do the necessary prep work, then proceed with a repair that solves your unique poured concrete foundation problems. If we don’t get to the root of it, the issue may reoccur.
Can concrete foundations be repaired?
We start by evaluating whether the damage is superficial or structural. We further ascertain whether the damage is local or widespread over a larger area. Then we check whether the supporting/reinforcing steel is corroded or damaged in any way. We also put our state of the art thermal imaging system to work to identify areas where heat may be escaping which could further be an indicator of deeper cracks that haven’t reached the surface yet.
Concrete crack injections
We can permanently fix your basement foundation leaks and cracks with low pressure crack injection using epoxy or polyurethane foam material. This method is highly cost effective and can be done quickly and with minimum disruption. First we install injection ports so that the epoxy or polyurethane can make its way into the crack. Then we seal the surface of the exposed crack using an epoxy adhesive. We then fill the crack with polyurethane foam or an epoxy, depending on the type of crack.
Interior waterproof basement wraps
We expose your foundation walls from the inside in order to repair any cracks, holes or other damage before installing a waterproof membrane and drainage system to keep the water, moisture, mold and mildew out of your basement.
Exterior waterproof basement wraps
We expose the foundation of your home from the outside, identify any cracks, holes, or other repairs that may be needed to stop water from leaking into your home. Once the necessary repairs are made, we will install a waterproof outside membrane that will not only protect your foundation, but also dissipate any water and divert it into a drainage system, ensuring your basement stays dry.
