We specialize in finding and fixing water issues in basements. Contact us today to get a free assessment of your basement’s condition and discuss the best solution for keeping it dry.

When it comes to home maintenance, one of the most critical aspects is the foundation and basement. A sturdy foundation ensures the structural integrity of your home, while a well-maintained basement provides a dry and comfortable living space. However, many homeowners overlook the importance of proper foundation and basement waterproofing, leading to costly damages in the long run.

One of the most common issues that homeowners face is poor landscape drainage. If water is not directed away from the home, it can accumulate around the foundation, causing it to weaken and crack over time. This can result in water infiltration, mould growth, and structural damage. To prevent this, it’s important to invest in landscape drainage services that will direct water away from the foundation.

Another important aspect of waterproofing your home is basement excavation. This process involves digging around the foundation to expose the basement walls, allowing for repairs and waterproofing to be done effectively. Basement excavation is often necessary when dealing with severe water damage, foundation settling, or when installing new basement waterproofing systems.

A common and effective method of basement waterproofing is the use of foundation waterproofing membranes. These membranes are installed on the exterior or interior of the foundation walls and act as a barrier against water infiltration. They are highly effective in preventing water damage and are recommended for homes located in areas with high levels of rainfall or a high water table such as Southern Ontario.

Regular foundation inspection and repair is another critical component of home maintenance. Foundation settling, cracks, and bowing walls can all lead to water infiltration and structural damage. Professional foundation repair services can help address these issues, ensuring the longevity of your home’s foundation.

Basement waterproofing services are also essential because a wet basement not only causes damage to the structure of your home but can also create a breeding ground for mould and mildew, leading to health issues for your family. Basement waterproofing can include the installation of a sump pump, French drain system, or other interior waterproofing solutions.

Concrete repair is also a vital component of foundation and basement maintenance. Cracks in concrete walls or floors can allow water to seep into the basement, causing damage and increasing the risk of mould growth. Professional concrete repair services can ensure that these issues are addressed effectively.

Lastly, crawlspace drainage is also important in maintaining a dry and healthy home. Crawlspaces can be a source of moisture, leading to mould growth and structural damage. Crawlspace drainage solutions can help prevent this by directing water away from the home and ensuring proper ventilation.

In conclusion, foundation and basement waterproofing services are crucial in maintaining a safe, dry, and healthy home. From landscape drainage to foundation repair and basement waterproofing, investing in these services can prevent costly damage and ensure the longevity of your home.

Waterproofing your leaky basement foundation can provide numerous benefits, including:

Preventing structural damage: A leaky foundation can lead to water damage and weaken the structural integrity of your home. Waterproofing your foundation can help prevent such damage and prolong the life of your home.

Reducing health hazards: A damp basement can create a breeding ground for mould and mildew, which can cause health problems such as respiratory issues and allergic reactions. Waterproofing your foundation can help prevent these health hazards.

Protecting your possessions: Water damage can ruin your possessions stored in the basement. By waterproofing your foundation, you can prevent this damage and keep your valuables safe.

Increasing home value: A waterproofed basement foundation can increase the value of your home, as it is an attractive feature for potential buyers.

Lowering energy costs: A wet basement can lead to increased humidity levels, which can make your HVAC system work harder and increase energy costs. Waterproofing your foundation can help reduce the humidity levels and lower your energy costs.

Overall, waterproofing your leaky basement foundation can provide long-term benefits for your home, your health, and your wallet. We are pleased to provide our basement waterproofing services in: Cobourg, Port Hope, Campbellford, Kingston, Belleville, Grafton, Colborne, Cramahe, Brighton, Trenton, Quinte West, Peterborough, Kawartha Lakes and surrounding areas.

Cracks And Leaks Can Occur

P

Tie rod holes in basement walls are created by the 5/8” rods used to hold the steel forms together during the original foundation pouring of your basement. After the concrete has cured, the rods are disassembled and when they are removed, holes are left that go straight through your foundation.

P

Problems can also occur if window wells were not properly fastened to the wall. During the winter, when the ground freezes and swells, it may eventually push the window well upwards causing the earth to flow underneath the well and into the drain.

P
A beam pocket is a recessed space designed to hold the end of an intersecting beam in a concrete wall, a masonry wall, or a column. Beam pockets in exterior structures are often subject to water leakage.
P
Honeycomb is a rough and stony surface that appears on concrete when there are air voids between the course and the aggregate. This happens when insufficient fine material gets into the concrete mixture due to poor mixing or incorrect aggregate grading.
P
Between your sump pump and the discharge line, there’s a valve that opens and closes to let water out of the pump. If the valve isn’t working properly, it will send the water back into your home. This is one of the most common reasons that sump pumps collect standing water.
P
Mortar issues allow leaks to occur in two ways: in the space between the mortar and the brick or through the mortar itself. Bricks too can be the source of the leak, as they’re considered porous.
P

Cracks up to 25mm wide could be a sign of structural damage and should be inspected and repaired by a professional. Very severe – any crack above 25mm in width indicates serious structural damage and will need major repair work, which could include underpinning and rebuilding.

P
Sewer leaks under a basement floor often appear in homes built before the late 1970s. This is due to a characteristic of a material found in older plumbing systems; cast iron.
P
Small to medium-sized cracks in your basement floor are natural and should not worry you. These do not indicate a larger problem. Cracks greater than 1/8 of an inch wide will require sealing with masonry and concrete-specific elastomeric caulking sealant.
P
Drainage issues around a home’s foundation, including poor grading, overflowing gutters, short downspouts, or clogged window wells can all cause water to pool near the foundation.

FREQUENTLY ASKED QUESTIONS

Basement Foundation Leaks & Cracks FAQ

Below you’ll find common foundation issues and how we fix them

PROBLEMS

Are cracks in house foundations common?

Cracks in poured concrete foundations are very common and are a natural result of the foundation settling. The concrete also tends to shrink slightly in the curing process. Most of the time minor cracks don’t present any problems but if the cracks get too large over time, they will allow water to penetrate your basement, and can be indicative of more serious structural problems.

Does every foundation crack leak?
No, but any crack that spans the entirety of your basement wall has the potential to leak. Even minor foundation cracks that don’t presently leak can leak in the future if they get worse. If a crack leaks once, it will certainly leak again in the future.
Are foundation cracks serious?
The good news is that most hairline cracks are not serious and can easily be repaired quickly and easily as long as they are only hairline cracks and don’t run horizontally or diagonally along your house foundation, or if the cracks are larger than 1/8″ or 3.175 millimetres. These are often a sign of structual issues that should be addressed immediately to prevent further damage and increase the total cost of the repairs.
What causes foundation cracks?

More often than not, there is no single factor that causes foundation cracks, but rather a combination of factors:

Movement or Settlement: all foundations settle or move over time as the earth below is compressed, shrinks or shifts. This is normal and the foundation usually settles uniformly as a whole. However if the settlement is uneven, it can cause serious cracks over time.

Soil Expansion: in certain areas, the soil contains more a high concentration of clay (also called absorptive clay) – this type of soil swells much more with moisture, and thus increases its volume significantly, causing enough pressure to cause the foundation to move or even crack.

Extreme Weather: very hot summers and extremely cold winters can cause larger than usual shifts in the ground. The cycles of very dry summers (where the ground shifts away from the foundation) coupled with unusually cold winters (where the ground freezes and expands) can put undue pressure on your house foundation. These repeated cycles of contraction and expansion can lead to cracks in your basement foundation.

Shrinkage During Curing: This happens early in the lifecycle of your home. If pourd concrete foundation dries too quicly, it can lead to small hairline cracks which coupled with the above factors can lead to larger cracks.

What if my basement is finished?
If you have drywall, wallpaper or panelling that you’re not eager to have removed, it’s often possible to have the foundation crack repaired from the outside.

SOLUTIONS

Can concrete foundations be repaired?
Yes they can! But before we start any repair, we have to know what caused the problem in the first place. Our expert estimators use state of the art thermal imaging systems that identify problematic areas that are invisible to the naked eye. We then do the necessary prep work, then proceed with a repair that solves your unique poured concrete foundation problems. If we don’t get to the root of it, the issue may reoccur.
Can concrete foundations be repaired?
We start by evaluating whether the damage is superficial or structural. We further ascertain whether the damage is local or widespread over a larger area. Then we check whether the supporting/reinforcing steel is corroded or damaged in any way. We also put our state of the art thermal imaging system to work to identify areas where heat may be escaping which could further be an indicator of deeper cracks that haven’t reached the surface yet.
Concrete crack injections
We can permanently fix your basement foundation leaks and cracks with low pressure crack injection using epoxy or polyurethane foam material. This method is highly cost effective and can be done quickly and with minimum disruption. First we install injection ports so that the epoxy or polyurethane can make its way into the crack. Then we seal the surface of the exposed crack using an epoxy adhesive. We then fill the crack with polyurethane foam or an epoxy, depending on the type of crack.
Interior waterproof basement wraps
We expose your foundation walls from the inside in order to repair any cracks, holes or other damage before installing a waterproof membrane and drainage system to keep the water, moisture, mold and mildew out of your basement.
Exterior waterproof basement wraps
We expose the foundation of your home from the outside, identify any cracks, holes, or other repairs that may be needed to stop water from leaking into your home. Once the necessary repairs are made, we will install a waterproof outside membrane that will not only protect your foundation, but also dissipate any water and divert it into a drainage system, ensuring your basement stays dry.

The guys from DoneRite have saved an old guy a lot of grief. Their work was fast and very clean, getting into and out of the basement, and keeping my shelves protected.

They were friendly, knowledgable. When on breaks, they helped me understand some of their work.

No more up and down stairs emptying buckets every day, and my sleep is peaceful now.

The DoneRite team was masterful, I highly recommended them!

We bought our home in 2015. It had waterproofing previously, but was limited, we had more work done years ago. The extra work was effective but not covering our whole house. Sadly, more leaks, and more complicated.

I tried to learn enough before they came to do an estimate. They provided a quote covering both outside and inside and explained a technique to connect both wraps I had not heard of when looking up waterproofing.
